Key Notes:
Sales have increased across the board, with the exception of Woodford County which is somewhat of an outlier with its limited sales activity. Anderson County has significantly picked up overall in business.
Average sales prices have not changed majorly in any of the studied areas. They have ALL decreased slightly, but not enough to make any large assumptions. If we see this several months in a row, we will see market changes worth mentioning.
Total active listings stayed the same for the most part with the exception of Anderson County - again, they saw a large pick up in business.
New listings are hitting the market in every area! Woohoo! This is contributing to the increase in home sales since there is more inventory pulling buyers to the market.
Average days on market slightly increased everywhere except Shelby County, which saw a decrease in days on market last month. Use this number to show you about how long it takes to get a home under contract after hitting the market. Keep in mind this is also considering new builds and any *stale* homes that have been sitting a while already.
Spring has sprung and if you've considered listing your home for sale, you don't want to wait until everyone else makes the move. Listing before others means you have less homes on the market that buyers will compare yours to.
Buyers; it is sounding like any significant interest rate reduction may not occur until the last quarter of this year - so if you need to buy now, don't wait and miss out on homes in hopes of a major change in a month or so. #RefinanceLater
